Board of Regents Policy: Physical Plant - Section 1003.7

This authority request is for an amount greater than $150,000, which requires the following additional information:

(a) Project Description:

This project will renovate a portion of AJM Johnson Hall to accommodate labs and offices for the Ecology Department. This project will include exterior excavation along the west side of the basement to install new egress windows; space re-configuration; lighting; HVAC modifications; fire/life safety systems; flooring; painting; hardware; plumbing modifications; and electrical modifications.

(b) Cost Estimate and Funding Sources:

                     Estimated Cost

                     Design                $ 75,000

                     Construction   $ 610,000

                     Contingency       $ 95,000

                     Total                   780,000

Funding Source: This project will be financed with research indirect cost recovery funds from federal grants.

(c) Programs served, enrollment data, projected enrollments:

  • Programs: AJM Johnson houses a portion of the Ecology Dept., a portion of the Physics Dept., the Mountain Research Center, the Tree Ring Research Laboratory, the Greater Yellowstone Research Group, four (4) general use Physics Class/Labs, (1) general use Physics Classroom, and three (3) general use Registrar-scheduled Classrooms. Only the space assigned to the Ecology Dept will be affected by this renovation project.
  • Ecology Dept. Enrollment Data: The Ecology Dept. was consolidated in approximately May, 2000. Enrollment at that time was reported to be 65 FTE Grad Students and 350 FTE Undergrad Students. Reported enrollment did not change for Fall Semester, 2001, and is not projected to change for Fall Semester, 2002.

(d) Space Utilization Data:

  • Ecology will vacate 4576 net assignable square feet (nasf) in Cooley Lab to occupy 6452nasf of renovated space in AJM Johnson at project completion.
  • The existing Cooley Lab space is occupied by 6 FTE Primary Investigator/Faculty plus grad students, or ~763nasf/PI (office, lab, lab service and grad space). The renovated space being assigned to Ecology in AJMJ will be occupied by 9 FTE Primary Investigator/Faculty plus grad students, or ~717nasf/PI (office, lab, lab service and grad space).
  • Utilization of the existing 7599nasf of Class Lab, Class Lab Service, Classroom, and Classroom Service space will not be impacted by this project. NASF per Student Station in these rooms ranges from 34.3nasf/SSta in some labs to 12.44nasf/SSta in classrooms with tablet-arm chairs.

(e) Projected use for available residual space:

The residual space vacated in Cooley Lab by the Ecology move has not yet been reassigned, and it is unknown at this time whether modifications will be required prior to occupancy by a next tenant.

(f) Projected O&M Costs and proposed funding sources:

The increased level of mechanical and electrical services that will be installed to serve the renovated space will result in a marginal increase in the O&M costs for AJM Johnson Hall. This increased O&M responsibility will be funded with indirect cost recovery funds from research grants. The increased O&M responsibility is currently projected to be $8,600 per year, which includes maintenance of the new mechanical systems and increased utility consumption, but excludes future capital replacement costs at the end of the equipment's life cycle.
